A modular home, as supplied by Signature Building Systems is finished outside above the foundation or as described in your Distinctive Modular Home Builder's LLC contract.
We will order your new modular home and have it delivered to your new home site. If there is insufficient room on your site to store the house when delivered, a fee for off-site storage and insurance will be added to the contract amount.
We will attach your Signature modular home onto your foundation per the specifications on the Distinctive Modular Home Builder's LLC, contract and Signature Building Systems of PA, LLC plans.
We will pay for all associated transportation permits and freight to your location.
We will pay for all crane and set crew fees involved in setting the closing up the modular home on your foundation at your new home site.
We will make the Modular Home and/or its sections watertight, including shingles, ridge vent and cap.
We will install starter strips, siding, corner posts, trim, fascia, soffits, "J" blocks, overhangs and drip edge as required to finish the exterior.
Additionally at a minimal cost we can:
- Finish and complete all interior mating line passageway locations.
- Install all interior doors at doorway/closet locations.
- Finish all passageways i.e. corner bead, sheetrock, spackle, primer.
- Install any carpet and pad shipped with the modular home.
- Install any shipped loose item from the factory for your new home.
- Install factory supplied stairs if part of the Signature house order, (railings not included).
- Full "Turn Key" costing is available on request. Pricing based on location and our ability to schedule the work to meet your schedule.
What is Not Included?
Distinctive pricing does not include:
- Cost of Building Permits and any municipal fees.
- Any items not specifically included in the list above unless specified in your contract.
- Mechanical connections (plumbing, heating, air conditioning or electric in basement or between floors).
- Furnace, oil tank or connections to the baseboard heat inside the house
- Well or connection to municipal water or sewer utilities
- Connection to electric utility
- Additional Interior Painting other than primer as supplied by CMH, Inc.
- Basement Insulation – Walls and Ceiling
- Porches
- Decks
- Site work including, but not limited to, foundation for the house, clearing, grubbing, driveways, sidewalks, utilities, excavation and back fill, septic tanks, wells, additional lot fill.
